Point of order, Commissioner Um Extram has entered, so Commissioner Eckstrom will be seated, and Commissioner McVoy will be our alternate. Good evening. Every day I daydreamed when I drove by it that I would someday be able to build a property like that for myself. Over the past four years, we transformed this property from a seasonal flower shop into a unique agricultural and agritourism destination that attracts visitors from throughout Connecticut, New England, New York, and the greater Tri-State area. Our goal is to create a sustainable future for the property by supporting local agriculture, small businesses, education, and tourism while preserving the rural character of the neighborhood. These events will be carefully managed, limited to fewer than 100 guests, restricted to Fridays and Saturdays, and capped at a maximum of 10 events per year. We believe the traffic impacts will be minimal. The property currently has 48 established parking spaces, additional overflow parking areas, and a layout that allows vehicles to enter, circulate, and exit safely. The community benefits are significant. This project supports local farms and provides access to locally grown products. It attracts visitors to Middletown, supports local businesses, and creates a sustainable model for preserving open space. Most importantly, the revenue generated through these activities is reinvested directly back into the property and ultimately the community to maintain the grounds, preserve open space, improve the visitor experience, and to ensure that this unique agricultural destination continues serving the community for generations to come. We appreciate the commission's time and consideration and respectfully asked for your support and approval of this application. Thank you. Thank you. Um are there any questions from the public, comments?
