5:29My name's Michael Corda 39 East Unstable Road I represent benchmark designs my client uh was uh granted the additional two units back uh in the early part of the year uh we've come up with a little bit better solution for him um and we've added one more unit bringing it to six uh with the new unit would balance off the back of the building uh number one uh number two there's off there's plenty of parking but while balancing off the building we've created a great fire safety uh platform between the two units now as well as accompanying uh the existing building because it really doesn't have a fire escape so with the new one now it's gonna accommodate three of the units um to have uh two means of aggress off the back of the building plus it has inside um stairwells out of the building uh and has one side entrance uh for two of the units but they'll all have two means of regress uh an open concept uh there's plenty of parking so there's uh we've got equivalent to 14 available parking spots uh there now uh we have some one unit uh proposed some two bedrooms uh so it's gonna be a little bit of mixed use uh for those um but uh the main point of the whole building is it's gonna solve a lot of his issues with the building dealing with trying to deal with the flat roofs uh um and uh poor fire safety regulations okay any anything else you'd like to add no I'm good thank you though questions from the board Mr.
7:31Shaw is there I guess two there's two questions I've got one is is there any change to the size of the units that was originally part of the two additional units that was you know part of the application previously yes uh so one of the units uh was the existing garage they're gonna modify that um what we've done is in the back of the second floor of that uh garage is a flat roof um so we've extended out over the back of that first floor unit creating the new fire safety that runs along the back of the building that picks up the existing building as well as that new bedroom and then everything in between so the new the sorry the new uh unit would just go over the other unit that has a flat roof okay and um do you happen to have the dimensions for then all three units that are being added and I also maybe just and I and how many bedrooms each of those three additional units are so one of the units will have one bedroom uh one of them will have uh the basement of the the lower level of the garage has one bedroom uh upper level of the garage has two bedrooms and the new unit will have two bedrooms and the approximate square footage of each of those three and it doesn't have to be exact but just uh we talked about this the previous so uh the lower level of the garage as it is now yeah it's 507 square feet the upper level uh with the new added space is 759 and then the the new structure on the left side will be 615 okay all right thank you for the questions from the board anything else you'd like to add I'm here to answer whatever question well if there are no questions from the board then you're free to take a seat thank you I do have some updated plans if anybody's if they're different than what we saw in the packet yes I think these are more uh colorful yeah yeah yeah no no I especially since you brought yeah we've also uh had the we also had the uh property surveyed um just to confirm uh all the same uh because a mix of where the lines are so we took on ourselves to have that dying yeah and you will see uh and there's a sheet actually is the sheet

12:58Um, you know, when they came the first time, it's it's a very interesting building.
13:02Um, you know in a you know, kind of tucked away.
13:05Um there's a ton of parking there.
13:07I actually think adding in this additional apartment solves safety issues of this building.
13:13And I love I love a double take on stuff like that, right?
13:15When you're solving a problem while adding in more housing stock, it's a win-win for everybody.
13:20Really, it's the same basic footprint on the property.
13:24Um, you know, the houses are a little little tighter in that area as noted.
13:28There's just a massive amount of parking there, which is great.
13:3014 spaces as noted by the applicant.
13:32So um, I'm in favor of this application.
13:38I I just add I I I agree, and I think even with the additional units, the six units, um, you know, it's still consistent with the density and the character of the area.

14:19Requesting use variants from land use code section 190-15, table 15-1, subsection number 15 to add one additional residential unit to an existing three-unit building, two additional units were approved by the zoning board on 428-26 and not constructed, bringing the total to six residential units.
14:38This is in the LB zone in ward three.
14:43Uh granting the variance would not be contrary to the public interest, and that the housing in this area is relatively dense as well, so having a multi-unit uh building uh as many as six units is in character with other buildings that are in uh in and around that same area.
15:00The spirit of the ordinance would be observed.
15:02Uh once again, this is a higher density area, and the applicant actually actually came up with a great idea to solve some fire egress issues by adding another uh unit to this uh building, and once again it is not going to change the general footprint of the building.
15:18Uh granting the variants would do substantial justice in that the request is in character with other houses in that neighborhood, uh so there would be no reason to deny him based on a higher density on this property.
15:33Uh as noted, there is more than enough parking uh that goes with this building to uh support the amount of units, which is six uh on this building.
15:42Um the values of the surrounding properties uh would not be diminished.
15:49Uh we have not had any type of testimony either way, but uh the board's general uh knowledge of this area is that this would not decrease any home values and as to unnecessary hardship as noted last time the applicant was here.
16:03Uh this is a uh a house with a uh very interesting shape and an unused amount of area at the garages.
16:09Um the city is trying to add housing stock, especially of this size uh units, uh which were between look like 500 and 700 square feet as as uh starter stock.
16:21Um this is consistent with what the city is trying to do down in this area, and um once again the lot uh in hold, including all the parking area is a relatively large oversized lot for this area.
16:33Um so for those reasons I make a uh motion to approve the variants.
