Good evening, everyone, and welcome to the August 11th meeting of the Zoning Board of Adjustment. My name is Jaman Cara, ZBA chair. We are down one member this evening, but across the uh stage from me is member JP Boucher, Member Steve Lynell, and Member Joseph Petrie. And then also to my left is um planning manager Sam Durfee. So just gonna start off by um kind of running through uh the order of the procedure. So first of all, um we have requests this evening uh for special exceptions and for variances. A special exception is a use that's allowed under the zoning ordinance so long as certain criteria is met. A variance is a request to deviate from the requirements of the zoning ordinance. In order for the zoning board to grant a variance, we have to find that five criteria are met. We have to find that granting the variance would not be contrary to the public interest, that the spirit of the ordinance would be maintained, that by granting the variance substantial justice would be done, that there would be no diminution of surrounding property values, and that owing to a special condition of the property, uh denying the variance would result in an unnecessary hardship on the applicant. Um just in terms of the order of business, um, I actually should note we do have one change on the agenda. Um if anybody is here for case number one, Salt Creek properties, uh, that is uh the 34 Buckmeadow Road application. That is being postponed until the meeting of August 25th. So if you are here for that case this evening, um it will not be heard, and we do apologize for for that inconvenience. Uh Mr. Durfee, are there any other changes to the agenda? Uh no. Thank you. So now I'm going back to the order of business. Uh so I'm going to read uh each case in order. Um, and then if the applicants are invited to come up to the microphone. Um you'll be asked to state your name and address for the record. Uh and then you have up to 15 minutes to address the board. You don't have to use your 15 minutes, but you do have up to 15 minutes. Uh I'll then ask if there's anybody in the audience who wishes to speak in favor of the application. Uh each person who wishes to speak in favor, again, you come up to the microphone, stage your name and address, and you have up to five minutes to address the board. Once again, you don't need to use your five minutes, but you're you're free to. Uh after that, I'll ask if there's anybody in the audience who has questions, concerns, or opposition to the application. And similarly, uh, you'll be invited to come up to the microphone, stage your name and address, uh, and you'll have up to five minutes each to address the board. Uh following that, we do allow the applicant an opportunity to come forward uh and have up to five minutes to either rebut uh any of the comments made or answer any questions that were made. Um and then if it's necessary, we will allow one person who spoke with questions, concerns, or opposition to have the last word, actually the last five minutes. Um so again, once again, up to five minutes. Um not sure that that will be necessary this evening. Uh so with that, unless there's any other questions, I'm gonna call the roll. Uh Mr. Linel.
