The New Braunfels Board of Adjustment held a regular meeting on Thursday, December 18, 2025, at 6:00 PM at City Hall. Chair Brandon Mund presided over the meeting, which was adjourned at 6:58 PM. The primary agenda item was an Alternative Sign Plan request (CS25-0351) by U.S. Signs on behalf of Kahlig Enterprises Inc., doing business as Bluebonnet Motors, for a property located at 1310 IH-35 South.
Similar request cannot reappear before the board for at least six months unless new substantial evidence not available at the initial hearing is produced by the applicant. Any aggrieved party may appeal a decision made by this board, and appeals are made to the district court or county court at law. If you have any questions, you may ask a city staff member after the meeting. Woo, got it. All right, could I get a roll call, please? Member Avery. Here. Member Rev here. Member I canow. Here. Vice Chair Jacley. Here. Chair Mund. Here. Thank you. All right, first order of business is approval of minutes from the September 25th, 2025 regular meeting. I would like to entertain a motion. Motion to approve. There we go. I'll second that motion. There we go. Is that good enough for the city? Do we need to have a call? All in favor? Aye. Aye. All opposed. There we go. All right. First up this evening. We have CS two five dash zero three five one, a public hearing and consideration of a request by U.S. signs on behalf of Caleg Enterprises for an alternate sign plan to allow two freestanding poll signs to deviate from the established sign standards for a property with street frontage along IH 35 in the C three commercial district, currently addressed at 1310 IH 35 South. Before you this evening is a proposed alternative sign plan. This request is not a sign variance, and as such is the appropriate avenue to discuss and consider the allowance of signage that otherwise would not comply with the city's sign code. Identification of a hardship is not required for approval, and the request may be approved by a simple majority of the board. The two signs are proposed to be located along I-35, set back more than 20 feet from the property line and outside of internal easements. They're proposed to be spaced over 300 feet between the two of them. The applicant has provided an exhibit comparing the dimensions of the proposed electronic message sign with the standards permitted under the current sign code. You can see the proposal on the left and what is allowed by current code on the right here. The signed ordinance allows sign types and sizes based upon a property zoning district and specific street frontage. The property's existing C3 zoning and street frontage along I-35 and business 35 allow for alternatives to the requested signage, listing the comparison charts included with the report.
