- LU 0117-2026 (Flatiron NoMad Major Concessions, Manhattan): The committee approved the application by the NYC Department of Transportation to expand the existing Flatiron District concession area along portions of Broadway and Fifth Avenue between East 19th Street and West 31st Street, intended to improve the public realm for pedestrians and cyclists. Approved with companion resolution.
- LU 0118-2026 & LU 0119-2026 (47-03 108th Street Rezoning, Queens): The committee approved with modifications the rezoning application by 108 Realty Group Inc. to change the zoning map from R6B to R7X and establish an MIH area. The modification changed the designation to R7D instead of R7X, based on existing development patterns. The project will facilitate a mixed-use development with approximately 119 units, including up to 30 affordable units through MIH.

Good morning and welcome to today's New York City Council vote on the Committee of Land Use. At this time, please silence all electronic devices, and no one may approach the dais. Chair, you may begin. Good morning, everyone, and welcome to the meeting of the Committee on Land Use. I am Councilmember Kevin Riley, Chair of this committee. I want to welcome my esteemed colleagues joining me today, including Councilmember Brooks Powers, Councilmember Caban, Majority Leader Brayu, Councilmember Salaam, Councilmember Banks, Councilmember Zwang, Councilmember Incar Narcion, Councilmember Justin Sanchez, Councilmember Thomas Henry, and Minority Leader David Carr. Today we are voting on four proposals referred to us by our subcommittee. And like always, I would like to thank Chair Lewis and Zonin and Chair Marte and Landmarks for their ongoing leadership. Today we will vote to approve LU's 114 related to the Queens Community District 2, walk to park acquisition and site selection in the districts of Councilmember Juan and Councilmember Krishna. The proposed action will facilitate the future acquisition and development of a new parkland and open space resources to address the walk to park gap within Queen's Council District 2. We will also vote to approve with modifications. Of which up to 36 will permanently be affordable through the MIH program. Our modification will be to remove MIH option two. And we will also vote to approve the modifications LU's 118 and 119 related to the 47-03-108 street rezoning proposal in Councilmember Thomas Henry's district in Queens for a zone and map amendment and zone and text amendment, which together will facilitate the development of a new mixed-use development with approximately 119 units, including up to 30 affordable units through MIH. Our modification will be to rezone the project area as an R7D district rather than a R7X district based on the predominant existing development patterns in the surrounding area. We will also vote to approve L U's 117 regarding the flat iron nomad major concession application for portions of Broadway and Fifth Avenue in the district of Councilmember Epstein and Councilmember Wilson. This application will expand the existing flat iron district concession area to facilitate a more engaging and a safer public realm for pedestrians and cyclists in and along Fifth Avenue and Broadway between East 19th Street and West 31st Street.
