The North Salem Zoning Board of Appeals held a public hearing on June 11, 2026 at 7:00 PM in-person and via Zoom. The meeting covered approval of prior minutes, a held-over special permit application, and four public hearing items. The Board set the next meeting date to July 9, 2026.

Uh if you uh members of the public, if you have green cards, please turn them in to the Secretary. Uh we'll set the next meeting date for July 9th, 2026. First we have uh held over BA twenty six fourteen Titicas Farm LLC one thirty-two Titicus Road. Special permit to allow the operation of a roadside farm stand for the sale of fruits and vegetables grown on site in an R2 zoning district consisting of approximately thirty-five point forty six acres per Article thirteen, section two fifty-seventy-four. The zoning ordinance, the roadside stand is greater than fifteen feet from the street or lot line and has a minimum of two parking spaces uh for the safe parking of visitors. Uh that application, I don't think the applicants are present. They're not um so we will uh hold that over and um notice to the applicants to either provide uh the requested uh completed application and accompanying documents and uh or um formally withdraw the application. Okay, uh then we will then we have BA twenty six-seventeen, uh Frank Jolly and Alice Jackson Jolly, five Maple Avenue and area variants to convert an existing sunroom into habitable space. Um that also will be held over um at the building inspector's request. He has requested some clarification of um uh numbers on the uh coverage. And so the applicants asked to uh have that held over till next month. Pardon me? I'm objecting to this question. Which special terms, so you can sp you can ask questions when we get to that application and when the public hearing is open. Oh, you're this is for this for the farm stand?
