Item A is consideration of ordinance number 24-26, which is RZ24-0008, requesting approval of a rezoning from the CTYRUR County Rule and CP2 Plan General Business District to the C2 Community Center District and a preliminary site development plan for Living Hope Church of the Nazarene on approximately 20.72 acres located northwest of West 175th Street and South Ridgevie Road.

This is a rezoning request for RZ24 008 for Living Hope Church with a rezoning and preliminary plan for construction of a park.

The site is located northwest of 175th and Ridgeview on approximately 24 acres.

The proposed C2 community commercial district permits several commercial uses like daycares, restaurants, banks, and other retail opportunities at this intersection.

The future land use map of Plan Aletha primarily designates this area as neighborhood commercial in the orange with a little bit of secondary greenway in conventional neighborhood as well.

The proposal also promotes several goals within the parks and recreation master plan, including parks and recreation space provisions for the surrounding area, as well as filling gaps in recreation fields specifically for pickleball courts and splash pads as well.

The applicant provided a preliminary plan, including a park, which will be the first phase as shown in the green, and then also provided a conceptual layout for the potential commercial there on eight lots as shown on red, and internal roadways to support this future development, as well as three access points shown here for a collector road as well.

Now the park itself has several amenities included on site, including a playground centrally located, some swings, canopies, splash pad here in blue, outdoor fire area, the pickleball courts are shown along here, and then this is a general gathering and socialization place for the church.
