Please join me in the Pledge of Allegiance.

2:49

I pledge allegiance to the flag.

2:55

And to the Republicans.

3:01

Liberty and Justice.

3:18

Commissioners Corcoran and Toronto are absent this evening.

3:28

Planning commissions are an important part of the process for interpreting and applying the city's comprehensive plan and unified development ordinance.

3:49

Finally, the actions on the issues we discuss are ultimately under the responsibility of the city council.

3:55

And as the planning commission, we're here to help the council, as our elected representatives to be fully informed to make the best choices for our city.

4:54

All opposed, nay.

5:00

So we'll move on to regular business.

5:01

And this evening we have two scheduled public hearings.

5:05

The first public hearing is a request for the approval of a plat with a vacation of the right-of-way for Heather Ridge South Sixth Platte, located at 170th Terrace and Ridgeview Road.

5:16

Ms.

5:16

Gorilla, welcome.

5:17

She'll be presenting our case tonight.

5:19

Yeah, thank you.

5:20

Um senior planner, Emily Carrillo.

5:23

Um, as you mentioned, for your consideration this evening, this is an application for a final plat for Heather Ridge South Sixth Plat, which does include vacating a portion of existing right-of-way and therefore requires a public hearing per the UDO.

5:38

The subject property is located north and west of West 170th Terrace and South Ridgevie Road.

5:45

So as you can see illustrated here, this is the sixth and final phase of this Heather Ridge South residential development.

5:55

The final plat will establish lot lines, dedicate public easements and new right-of-way, and as mentioned, vacate a portion of existing right-of-way.

6:03

The plat includes 29 single-family residential lots and two common tracks.

6:08

You can see highlighted here in blue, which is consistent with the approved preliminary plat.

6:15

I'm going to zoom in here just a little bit.

6:17

As highlighted in blue, a portion of the existing street right-of-way located at the terminus of West 170th Terrace, if it were to extend further west, is being vacated where that approved cul-de-sac configuration overlaps with this plat boundary.

6:35

You can see the exhibit A on the right-hand side of your screen, and that is further detailed in your packet.

6:43

Um, all public notification requirements have been met, and the applicant nor the city has received any correspondence for this plat application.

6:51

So at this time, staff does recommend approval of FP 24-0025 with no stipulations.

6:59

And upon approval, um, this will continue on to the November 5th City Council for public dedication.

7:07

That concludes my presentation.

7:09

Happy to stand by for any questions you may have.

7:12

All right, thank you.

7:13

Um, do you have any questions for staff?

7:21

Okay.

7:21

Will the applicant making any kind of presentation this evening?

7:24

I am sorry, they are present but no um for questions, but no presentation this evening.

7:28

Okay.

7:29

All right.

7:30

Well, if there's no questions from the panel here, I will move forward and open the public hearing.

7:37

Uh we do have a sign-up sheet, and we did have um one person who has signed up for this.

7:42

Um, Mr.

7:44

Vance, are you present?

7:47

Yeah, go ahead and make your way up.

7:49

You can stand at the podium here uh for your comments.

7:52

Uh please state your name and address for the record when you get started.

7:56

You also see uh a clock that will be across from you.

7:59

You got five minutes.

8:00

Uh just as a reminder, this is an opportunity for you to state whatever you'd like to about this, but this is not a QA with any of the commissioners.

8:08

It's just your time to speak your mind.

8:10

Sure.

8:10

Okay.

8:11

Hello, everybody.

8:11

Thank you for the time.

8:12

Uh no real concerns about it.

8:14

I just my property is the unplanted land.

8:17

And so I was just here just to see because you know it's impacting right in front of me.

8:22

So you know, no real concerns and anything like that.

8:26

So that's it.

8:27
