Planning commissions are an important part of the process for interpreting and applying the city's comprehensive plan and unified development ordinance.

Finally, the actions on the issues we discuss are ultimately under the responsibility of the city council.

And as the planning commission, we're here to help the council, as our elected representatives to be fully informed to make the best choices for our city.

So we'll move on to regular business.

And this evening we have two scheduled public hearings.

The first public hearing is a request for the approval of a plat with a vacation of the right-of-way for Heather Ridge South Sixth Platte, located at 170th Terrace and Ridgeview Road.

Um senior planner, Emily Carrillo.

Um, as you mentioned, for your consideration this evening, this is an application for a final plat for Heather Ridge South Sixth Plat, which does include vacating a portion of existing right-of-way and therefore requires a public hearing per the UDO.

The subject property is located north and west of West 170th Terrace and South Ridgevie Road.

So as you can see illustrated here, this is the sixth and final phase of this Heather Ridge South residential development.

The final plat will establish lot lines, dedicate public easements and new right-of-way, and as mentioned, vacate a portion of existing right-of-way.

The plat includes 29 single-family residential lots and two common tracks.

You can see highlighted here in blue, which is consistent with the approved preliminary plat.

I'm going to zoom in here just a little bit.

As highlighted in blue, a portion of the existing street right-of-way located at the terminus of West 170th Terrace, if it were to extend further west, is being vacated where that approved cul-de-sac configuration overlaps with this plat boundary.

You can see the exhibit A on the right-hand side of your screen, and that is further detailed in your packet.

Um, all public notification requirements have been met, and the applicant nor the city has received any correspondence for this plat application.

So at this time, staff does recommend approval of FP 24-0025 with no stipulations.

And upon approval, um, this will continue on to the November 5th City Council for public dedication.
