As we begin our meeting this evening, we'll take a moment to acknowledge we have a quorum of planning commissioners present with seven of nine commissioners in attendance.

Chairman Janner and Commissioner Corcoran are absent this evening.

Thanks to everyone in the chamber for attending this evening's meeting.

Planning Commission meetings are an important part of the process for interpreting and applying the city's comprehensive plan and the unified development ordinance.

It's important that our meetings are conducted with dignity and respect that applies to every person in attendance this evening.

We strive to provide an atmosphere where the ideas and opinions of all participants are held in the highest regard.

Finally, the actions on the issues we discuss are ultimately under the responsibility of the city council.

As a planning commission, we're here to help the council as our elected representatives to be fully informed to make the best choices for our city.

By statute, the planning commission strives to not engage with any party on the issues on our agenda prior to our meeting.

Should that interaction take place as a result of a business relationship or other interaction referred to as ex parte communication?

Commissioners will report that interaction when we reach that item on the agenda.

We'll now move to the consent agenda.

This evening we have eight items on the consent agenda.

Commissioners, do we need to poll any items for additional information or questions of staff?

Um this evening we have two scheduled public hearings.

The first of which is the request for approval of a plat for Living Hope Church of the Nazarene, third plat, located northwest of West 175th Street and South Ridgeview Road.

Um as proposed, this is a final plat request with vacations for Living Hope Church of the Nazarene third plates.

This plat does also include several utility vacations, which requires uh public hearing before the planning commission.

So that's why you're seeing this presentation this evening.

As mentioned, the site is located in the northwest corner of 175th and Ridgeview, lot one and two.

This plat will reestablish lot lines for lot one and two of this property to accommodate a park for Living Hope Church of the Nazarene, which will be constructed to the east of the existing church.

A closer look at the easements to be vacated this evening.

Um highlighted in orange is the access easement and utility easement as well as a drainage easement.

Both of these are required in order to construct the church in this location here.

All public notification requirements were met for the vacation.

Neither staff nor the applicant have received any correspondence for the plat or vacation of utilities.

Staff does recommend approval of the final plat with no stipulations.

And this application will continue on to the city council on December third, 2024 for public dedications with the Plat.
