I would like to call tonight's meeting to order.

That was probably one of the highlights of last night's game.

We'll try to make it things better as we go tonight.

So as we begin our meeting tonight, we'll take a moment to acknowledge that we do have a quorum of planning commissioners present with uh six of nine in attendance.

Commissioner Bergita is on his way.

We anticipate him joining us.

Commissioner Brown and uh Commissioner Corcoran was unable to be here this evening.

I want to thank everyone in the chamber for attending this evening's meeting.

Planning commission meetings are an important part of for interpreting and applying the city's comprehensive plan and unified development ordinance.

It is important that our meetings are conducted with dignity and respect.

That applies to every person in attendance.

We strive to provide an atmosphere where the ideas and opinions of all participants are held in the highest regard.

And finally, the actions on the issues we discuss are ultimately under the responsibility of the City Council.

As a planning commission, we're here to help the council as our elected representatives to be fully informed to make the best choices for our city.

By statute, the planning commission strives not to engage with any party on the issues on our agenda prior to this meeting.

Should that interaction take place as a result of business relationship or any other react interaction, which is referred to as ex parte communication?

Commissioners will report that interaction when we reach that item in the agenda.

We'll move now on to the consent agenda.

And this evening we have four items on our consent agenda.

So we'll move now for a discussion on item C.

Commissioner Creighton, would you like to kick this off, please?

Yeah, thank you.

Um questions for staff relating to this.

And this is the uh redevelopment of the old uh Red Lobster site on uh 119th Street just east of Black Bob to a new QuickTrip.

And first of all, I appreciate that we have uh an applicant who is wishing to re uh develop that site so we're not talking about uh an empty building setting there.

And QuickTrip has been a great citizen and they've done uh uh run a good operation.

That being said, because they are successful.

I am in particular concerned about traffic flow at that location, and was just wondering if staff could kind of talk through things like the uh what was found in the traffic study and the like.

My concern being that um primarily that when you leave that location, if you want to go back eastbound to do so, you just gotta kind of know your way around.

Um to get to the light, which is near the Freddy's hamburgers, which is notoriously one of the longest lights in a lata, I think, if you're trying to get out of there.

Um you've got to wind through the neighboring businesses in the parking lots, and I was concerned about safety.
