By statute, the planning commission strives not to engage with any party on the issues on our agenda prior to our meeting.

Um, as noted in our packet, this is an old zoning district that we don't use anymore.

And I know this has gone through the process, and my only comment would be to staff is if for some reason, and I would highly doubt this, that the applicant didn't need to come back and for some administrative changes would just be to encourage to make sure that we continue to maintain the uh the quality that we expected out of that old zoning criteria.

Okay, we'll move on to our regular agenda now and public hearings, and this evening we do have two scheduled public hearings, and the first public hearing is a request for approval of the final plat with the location of easements on right-of-way for Stone Bridge South Second Platte, located at the southeast of 168th Terrace and Ridgeview Road.

The item before you is an application requesting approval of the final plat for Stonebridge South, second plat, located at the southeast intersection of South Ridgeview Road and West 168th Terrace.

This application includes a request to vacate a segment of Ripley Street right-of-way alongside dedicated public easements, thus requiring a public hearing evening.

The site contains roughly 10.8 acres of land within the R1 district.

As proposed, the plat will establish lot lines in keeping with these district standards and dedicate public easements and street right-of-way to serve 35 single family uh residential lots, as well as three tracts of land, which are primarily intended for landscape and open space as highlighted in green on your screens, and future residential development highlighted in orange.

Staff is currently reviewing a lot split application related to this item, which will split the existing lot nine of Stonebridge South First Plat into lot 9A and 9B as highlighted in red on your screen.

Will be incorporated into lot 81, resulting in an additional residential lot in sole ownership of the platted area.

While this is an administrative process, procedurally, it must be recorded prior to the recording of this final plat.

As noted, this vacation also includes a request to vacate a portion of Ripley Street, which was originally intended to serve as approved single family subdivision proposed south of the current site.

However, with the recent approval of the St.

John's Paul Church development, the extension of this roadway is no longer needed.

This change is also consistent with the revised preliminary plat for Stonebridge South, which was followed by that approval.

The city's traffic and utility engineering divisions have reviewed the application material and are supportive of all requests.

Additionally, the applicant has reached out to all utility providers in the area, all of which has provided their consent except for Johnson County Wastewater, who we are still waiting on in response.

In light of these factors, staff recommends approval of the final plat and requested vacations with the stipulation that the applicant provides the remaining utility consent form to the city and for the lot split for lot nine of Stonebridge South First Plat to be recorded prior to the recording of this plat.
