The Pleasantville Planning Commission and Architectural Review Board met on May 11, 2026. The board approved a 120-day extension of a site plan for a mixed-use development, two signage applications, and the minutes from the previous meeting. Significant discussion centered on the lead agency role and SEQR process for the proposed Lenar redevelopment project.
Sarah, can you hear us? Yes, we can hear you. Everybody ready? All right. So let's get started. Welcome to the Pleasant Bill Planning Commission and Architectural Review Board meeting. Ton is Wednesday, March 11th, 2026. Present tonight, we have commissioners Harry Fritis, David Keller, myself, Russ Fly, and Eric Brotherton. Our planning consultant Sarah Brown is on Zoom and our building inspector Robert Uses here in the room. First item on our agenda tonight is 444 Bedford Road, the landmark at 444. Request for extension of previously approved site plan resolution for a proposed mixed use development consisting of 36 units and retail shop. So Mr. Gasparo, do you have anything you'd like to add? Good evening, Mr. Chairman. This is a 120-day extension of the site plan approval that we're seeking tonight. So I just wanted to give you an update that we heard um Friday last week that the county had accepted all our revisions to the subdivision plat. Um the surveyor was ordering a new MILAR to be sent to the county. So we believe we're very close to wrapping up that aspect, which is sort of going in parallel uh with um the the site plan and subdivision approvals have different timelines, but um it's going in parallel with what we're asking for tonight. Okay. And do you have a uh goal for when you'd like to start construction? Um just out of curiosity. Yeah, I I spoke with the owner. I they are moving along with all the things you'd expect them to do. Um in terms of um you know, we we wanted to make sure that the subdivision plat was approved and there were no hang ups there, but they are contracts haven't been signed, but so I don't uh I don't want to divulge anything confidential, but um they have you know um they're moving the project along and have every intention to move it along. So I can't tell you exactly when they expect to break ground, but um they are moving ahead with the project. Okay, fair enough. Uh all right, Sarah, do you want to take us through the resolution? Sure. So this will be the second extension. The original site plan was approved in July, uh July 23rd, 2025. Um which that first 120 days expired in November. Um the applicant did receive an extension of that time to March 20, 2026. Um, and they have now requested an additional 120 days. So whereas the planning commission has received a request from the applicant for the extension of time of an additional 120 days in which to satisfy the conditions of site plan approval and to obtain a building permit. Um to obtain a building permit. I'm sorry. For the site, whereas the planning commission is f familiar with the site its surround and its surroundings and has reviewed the circumstances which warrant an extension of approval. Now therefore it be resolved that the planning commission hereby grants the application an extension of time to satisfy the conditions of site plan approval and to obtain a building permit to and including July 18, 2026. Okay. Pretty straightforward.
