The Prince George's County District Council convened on Monday, June 22, 2026, at 10:20 a.m. (delayed from the scheduled 10:00 a.m.) in the Council Hearing Room, with Vice Chair Eric C. - ZMA-2025-003 Melwood Estates – Applicant Day Land Investment, LLC seeks to rezone 27.54 acres from AR (Agricultural-Residential) to RSF-A (Residential, Single-Family Attached) on the east side of Melwood Road, Council District 6. No opposition was recorded. The item had been referred for document on June 9, 2026. Council Member Hunter moved to adopt the prepared zoning order, seconded by Council Member Harrison. The motion carried 8–0.
Discussion Item (Mandatory Review)
- CSP-24001 Southern Hills – Applicant Southern Hills LLC requests a Conceptual Site Plan for a mixed-use development on 85.4 acres at Southern Avenue and Wheeler Hills Road (Council District 7). The proposal includes 980 multifamily units, 150 senior housing units, 168 townhouse units, and approximately 45,000 square feet of commercial/retail/medical office space. The case was initially waived for review on June 9, but because it is a mandatory review case under Section 27-548.26(b), the council needed to reconsider that waiver. Council Member Fisher moved for reconsideration, seconded by Council Member Adams, to set the case for a mandatory review hearing on Monday, July 13, 2026. The motion carried 8–0.

DPLS-24001 AutoZone #1837 – AutoZone Development, LLC requests a Departure from Parking and Loading Standards for an existing store at Landover Road and Fire House Road (Council District 5). The standard requirement was 123 spaces; after a 15% reduction for landscaping compliance, 105 spaces were required. The applicant sought an additional reduction of 29 spaces, proposing 76 spaces. Council Member Adams-Stafford moved to waive election to review, seconded by Council Member Fisher. The motion carried 8–0.

DSP-2025-0024 Landover Metro – Standard Landover Venture LP requests a Detailed Site Plan for 260 multifamily units on 8.53 acres at Old Landover Road and Pennsy Drive (Council District 5). Council Member Adams-Stafford moved to waive election to review, stating it "is going to be a great step towards bringing new development and more affordable housing into the Landover and Metro area." Council Member Ivey commented, "I do have concerns about the huge number of trees that are going to be taken down as a result of this development. I'll vote aye though." The motion carried 8–0.
