The board of commissioners directed our township solicitor John Rice to negotiate a settlement agreement with the developer.

Uh the plan you see before you is the culmination of that negotiation, and this plan was approved by the board of commissioners, subject to going through the land development process, understanding what was on the approved plan sits as is, but it does have to meet the other requirements of of the saldo of the subdivision of land development ordinance, as you can see by uh Mr.

I'm the owner of Rockwell Stratford LLC, who is the equitable owner of the property.

Um this began kind of last fall where our company worked in concert with the township and the uh the current owners to um to create a settlement plan where we were significantly reducing the density of what was being built on the property, and then also uh agreeing to build single family homes on the property.

There are several other things after our interactions and meetings with the neighbors in the township that we agreed to do, such as increase some setbacks along the Grant Lane neighbors, um connect the road to from Stratford down to Eagle so to help with traffic a little bit, remove curb cuts on the homes that are fronting on Straff Avenue and directing them through an alley in the back, among other among other things.

We received preliminary plan approval in July, and then uh we're here for final.

We have received the letters, and we are in agreement that we will comply with all of the comments in the letters.
