Uh Radner Township. Please join us for the Pledge of Allegiance. One mission underall. So the first two items on the agenda, appeal number 3113 and appeal number 3148, are both by the same applicant, Radner Rockwell LLC, located at 1001 Eagle Road. The applicant in each appeal is requesting a further extension to obtain a permit under section uh 280-144 of the code for six months until June 20th 2026. And uh application 3148 is uh is identical. George. Uh good evening, I'm George Brosman representing the applicant, uh Greg Lingo, the principal is here. Um this is the Yokill uh community, um the active uh adult uh senior life care community. Uh since we were here last, further progress has been made. Uh they've obtained their grading permit and uh they've started construction. Uh the code requires that a building permit be obtained. However, um they think they're getting close to being able to get a building permit. So uh it's our understanding that if we get one building permit that that would satisfy the requirement. So we're hoping we'll have that soon. And uh this may be our last uh request for an extension. That will satisfy the needs of the code. That's my understanding. I don't know if Kevin or Mr. Rice, the township solicitor agrees with that. Uh if so, we wouldn't need another. If he doesn't, we'll have to come back. The code indicates a building permit, so as long as a building permit is issued, you should be fine. A building permit? The code requires a building permit to be issued, so as long as a building permit has been issued for the site, they're fine. And now I understand. But you're not asking for one year, is that because we'd always we started this out, it was six months, so we were always asking for six months, but they did change the code now to last for a year. Um if the board felt uh a year. Uh I don't think we need a year, but if you wanted to grant that, then maybe we'd have a little extra cushion. Is there any reason, counsel, why we can't uh do that? No, not at all, Mr. Chairman. It's well within your discretion. Is everybody in agreeable? Okay, so we'll uh the board agrees and it and we'll uh approve the extension of time for one year uh to for appeal numbers 31 13 and appeal number 3148, which would take us for one year would take us out to what um December sometime in December in 2026? December 31, 2026. Okay, and the board approves that. Okay, so you'll have a year. Thank you. Thank you very much. Happy holidays. The next item on the agenda is appeal uh 3233. The applicant is uh Madhat Elabad property at uh 506 Shawmont uh Drive. We've been advised uh by the solicitor, township solicitor, uh, and our council that this matter is being by agreement of all parties is being continued to the February hearing, February 2026. And I think we can have on the record, I'm sure the the board agrees to the uh two months uh transfer from today until uh February 2026 meeting. The next uh item the next appeal on the agenda is appeal 3248, the applicant curry Theresa Connor, property located at zero Conestoga Road and zoned R5 zoning district. Applicant seeks a variance from Section 280-103B1 of the code regarding off-street parking. Is the applicant here? So come on forward and uh be sworn in. Okay.
