Radnor Township Planning Commission Meeting – January 6, 2026
The Radnor Township Planning Commission held its regular meeting on Tuesday, January 6, 2026 at 6:30 PM in the Radnorshire Room. The commission reorganized, approved previous minutes, and considered three land development and subdivision applications. All three applications were recommended for approval with conditions. The meeting also included an update on the Wayne Business Overlay District Master Plan.
Consent Calendar
- Minutes: The minutes of the December 1, 2025 meeting were approved unanimously, with Commissioner Brubaker abstaining as he was not present at that meeting.
Discussion Items
- Reorganization of Chair and Vice Chair: Lane Vines was elected Chair, Mike Lahota as Vice Chair, and Matt Gollis as Shade Tree Liaison, all by unanimous vote.
- Application 213743 – 201 S Spring Mill Road: Subdivision of property into two lots for two single-family homes. The commission approved the signing of the sewage facilities planning module (Component 4A) required for submission to PADEP. Unanimous.
- Application 216038 – 126 Garrett Avenue: Land development plans for an accessory structure and parking lot. The applicant requested three waivers to waive preliminary plan submission, show features within 500 feet via aerial exhibit, and not install curb for the parking lot. After discussion, the commission recommended approval with a condition that curb stops be installed on the 10 perpendicular parking spaces abutting the fences on both sides of the property. The applicant agreed. Unanimous.
- Application 216114 – 274 Hothorpe Lane, 270 Hothorpe Lane, and 772 Newtown Road: Reconfiguration of three existing lots via lot line changes. The commission recommended approval with two conditions: (1) address three deficiencies noted in the Gannett Fleming review letter (separate plan showing final lots, new legal descriptions, correction of property line depiction on 270 Hothorpe) and (2) provide proof of ownership (signed deeds) to the township. Unanimous.
Wayne Business Overlay District Master Plan Update
- The commission received an update on the "Vision for Wayne" master plan project led by the Board of Commissioners. A survey is now available on the project website (www.avisionforwayne.com). The second public workshop will be held on Thursday, February 5, 2026 from 6:30 to 8:30 PM at the Radnor Township Municipal Building, 301 Iven Avenue.

All in favor with uh the exception of Commissioner Brubaker who abstains. Okay, the next item on the agenda is consideration of application 213743 concerning 201 Springmill Road. Uh we've received a review letter from Gannett Fleming dated December 29, 2025, which states that the applicant seeks to subdivide the property into two lots for two single-family homes. Here the applicant has prepared a sewage uh facilities planning module to be submitted to the PADEP. Component 4A must be completed by the Township Planning Commission prior to the planning module uh submission adopted by a resolution of the Board of Commissioners.
