Uh we will be reviewing our request for facade modifications.

I think everyone is probably familiar with the project.

It has been a cultural landmark for quite some time since early 1900s.

Um it has colored our approach to really take a light touch to preserve as much as we can and alter as as few as uh as possible.

Um, and then to match existing conditions wherever we can, should we need to make an intervention.

Um I would like to stress that this is only covering the exterior facade modifications, so uh we'll be discussing interiors at a later date as needed.

So to start um providing just some simple colored renderings of the elevation, uh, we'll be discussing and reviewing the proposals uh further on in the deck, but just to establish sort of baseline.

So that was the frontage right off of Lancaster, and then uh wrapping around the building.

Uh this is the alley elevation next to the restaurant store frontage, and then finally the back alley as it currently exists today.

Um as you can see, it is um has undergone several renovations and several adaptations.

So to establish sort of uh a line in the sand, um the exterior was carefully documented.

Um the areas in question or for proposal um are highlighted in the red box, um, which we will kind of cover in further detail.

Again, establishing the existing brick condition, the concrete knee wall, as well as some of the more modern uh additions with the stair and the brick um the sorry the the concrete um stair pan as well as the doors, the painting, uh exposed conduit as well as the uh security measures, and then the uh back alley um existing conditions again with the stair as well as some egress doors and some service store locations.

Uh you can also see that uh the language that has been established by other renovations, such as the um addition of masonry unit columns uh and cast stone headers uh where um penetrations into the existing structure were required.

Um this is all sort of the language that exists today.

So for the purposes of um our recent endeavor, we would like to request the replacement of the original or I guess the existing storefront entry system with thermally broken glass, matching the finishes as as closely as possible as to what is existing.

Um we would maintain uh the overall quantity of doors, so three pairs of doors, as well as the transom and then the the treatment of the glass.

Radnor Township Design Review Board – February 11, 2026

  • Timothy Olson of Foreman Sign Company presented, joined by Kim De Trulio of Burger Development, for three signs at the Wayne Station Apartments: one illuminated nine-inch channel-letter sign mounted on the canopy; one non-illuminated front entry wall sign measuring 24 by 30 inches; and one non-illuminated rear wall sign for resident parking, about 12 square feet.
  • The board discussed code calculations and sign allowance, especially because future retail tenants will need their own signage. The developer stated the property currently plans three retail tenants and intends to keep signage cohesive while allowing tenants to represent their brands.
  • The applicant agreed to correct inconsistencies in the plan sheets, including one sheet that listed a sign as both illuminated and non-illuminated, and to provide square footage and frontage calculations in the permit submission. Sign height must not exceed 15 feet from grade.
  • The removable now-leasing window graphic was discussed for transparency but was not included in the approval; the applicant may instead use an interior display not attached to the glass.
  • The board voted unanimously to approve the three signs as presented.

Emerson Group Exterior Renovation – DRB 2026-04, 420 E. Lancaster Avenue

  • Paul Bloomfield of Bloomfield Architects presented on behalf of the Emerson Group. The project is an exterior and interior renovation of an existing office in a residential zone, using materials and colors consistent with the applicant's work at 409 E. Lancaster Avenue.
  • The work includes a new front door to restore the original entry character, a stone foundation, stucco at the first floor, fiber-cement clapboard and cedar-shake siding above, a new architectural-shingle roof, replacement of most windows while preserving unique ones, removal of some exterior stairs, a simplified rear deck, a small side balcony, and screening of mechanical equipment, a generator, and trash storage.
  • The applicant noted that site work, landscaping, lighting, paving, and tree removals would be addressed in a later application; the property owner has also acquired the adjacent property at 418.
  • Several board members expressed concern that matching 409's colors could create a monotonous tunnel of beige along Lancaster Avenue, particularly as future work at 418 could extend the same palette. The applicant said he would relay the concern to the client.
  • The board voted 3-1 to approve the exterior renovation with a recommendation that the owner consider varying the building color from the palette used at 409 E. Lancaster Avenue. The dissenting board member stated they supported the project itself but objected to including the color recommendation in the motion, arguing the concern could be voiced by the board without placing it in the approval.
