The Radnor Township Design Review Board (DRB) held a regular meeting on Wednesday, April 8, 2026, at 6:00 PM in the Radnorshire Room. The board considered a lengthy agenda, including one old business item, one continued application, and nine new applications for signage, facade changes, outdoor dining, lighting, and structural additions. All applications were approved, some with conditions or requests for additional information.

DRB 2026-02: 901 Conestoga Road – New Facade – Applicant Luciano T. Felice returned with additional measurements for the first-floor facade and awnings, and added five light fixtures. The board approved the application with a request to submit lighting fixture specs and manufacturer information with permit applications. (Motion: Moved, seconded, all in favor.)

DRB 2026-07: Flagship Carwash – 500 W Lancaster Ave – Sign Package – Applicant Eric Carl addressed four items from the March meeting: (1) confirmed existing pylon sign is under 25 sq. ft. and opaque with illuminated lettering only; (2) lowered wall sign height to 15 ft from grade with standard logo (no curve); (3) reduced size and changed color of pay lane signs to light gray with white text; (4) removed vacuum station signs and agreed to remove A-frame sandwich boards and existing window vinyl. The board approved the sign package as detailed (Sign A, C, D1, D2, E1, E2, plus black awnings) with a condition to add building address numbers. (Motion: Moved, seconded, all in favor.)

DRB 2026-09: Exit 13 – 912 Conestoga Road – New Bollards – Applicant Luciano T. Felice proposed replacing existing lit bollards with non-lit concrete bollards (black sleeves) in the same locations. The board approved the bollard replacement but requested that the applicant return with a separate application for retractable screens that had been observed on the pergola (not previously approved). DRB 2026-10: Villanova/Cabrini – 610 King of Prussia Rd – McGuire House Renovation – Project manager Amanda Petty presented an interior renovation of the McGuire House (3,300 sq. ft.) to convert it from public safety use to 100% veteran student housing. Exterior changes include new siding, windows, roof, dark-sky compliant lighting (five sconces plus soffit lighting), and a small front awning. The board approved the application. DRB 2026-11: Villanova/Cabrini – 610 King of Prussia Rd – Light Fixtures – The applicant (same team) proposed adding ten gothic pole lights along a sidewalk and eighteen bollard lights along an ADA-accessible pathway. The board approved the lighting plan subject to submission of photometric calculations for the pole lights with the permit application. A board member noted that the tree species (ginkgo, little leaf linden, tulip poplar) should be male to avoid fruit, and cautioned about aphid honeydew under tulip poplars. The board approved window signs (under 20% glazing) and planters on either side of the window, but noted the bench is not under DRB jurisdiction (sidewalk placement subject to code). And the Phillies are playing. Yeah, okay. We have rather long agenda tonight, so we hope to move it along pretty rapidly and uh see a lot of familiar faces, but for the people who are here for a first time, we just want to let you know that these meetings are televised. So when you approach the podium, please talk loudly. You can place your plans out on a table next to the podium. So before we get started with the agenda, just uh brief uh thing for our board here. Did everybody get a chance to look at the meetings from last month? Yes would somebody like to make a motion for approval? The last meeting March 11th, 2026. Okay, do we have a second? I second. Okay, great. Thank you. All right. So let's get started on the agenda under old business. Our first application tonight is DRB 202602, the application of 901 Conestoga Road for a new facade. So the applicant was in February and Luciana, happy to see you again tonight. Okay. So last month we were or two months ago, we were looking for a little more detail on your upcoming project. So hopefully you can fill us in. Yeah, hi, good evening. Uh name is Luciano T. Felice. Um searching uh requesting proposal for uh a new facade uh 901 Conestoga Road. Um focusing only on the first floor. Um here. And I think uh the last meeting where we're missing some measurements, so and um we also added uh some lights, uh five light fixtures to this uh new facade as well. And um I think we were missing some uh height um data on some of these uh awnings. Right. So we have nine foot six here, um nine foot six here, and uh these are the the wall itself is ther a little bit over thirteen feet. Um this over here in the front front facade is 11 11 and a half feet um and then uh this is a garage door here with a a door opening. And um I think we were just missing the measurements on the awnings last time, but we're also adding the light fixers. We have any uh questions for Luciano. No, that's pretty straightforward from as uh what we saw last time. We the just measurements have been dropped in. Right. Right with well, he's not doing anything to the floor yet. This is first floor only. Yeah, we'll have to make a note that's first following. Luciano, you're showing some planners, but they could possibly come in or or not. Um they yeah, I mean they probably won't be there. They probably won't look like that. If I if I if we do get any, we'll see what fits past because we can't. That's hard to understand. Well, we're not including that right now. Okay, great, great. Um it's pretty pretty cut and dry. Um I guess the one thing maybe we could ask you to do when you submit some permits is maybe uh your lighting plan, uh the fixtures, if you could submit that with the township, so it'll have it in the files.
