Okay, with this application, uh the applicant is proposing to raise and rebuild the existing structure at that uh location with a proposed three-story multi-use building consisting of four residential units, office uses, a restaurant and retail space.

The applicant was last in front of the planning commission on February 2nd, 2026.

And at that time, the application was tabled at the request of the applicant.

We now have updated review letters from Gannett Fleming dated April 21, 2026, and Gilmore Associates dated April 24, 2026.

We actually think we've made um very good progress, and the issues on the letter are um really kind of will comply insofar as no additional changes to the plan are being proposed.

There I think are maybe one or two cleanup items, but as a general matter, we think um we think the plans are in much better shape than they were the last time we were here.

Uh if you look at the starting with the Gannett Fleming letter.

Now I have with me tonight the engineer and the architect who can probably speak in more specificity to some of the engineering, uh, specifically the stormwater comments, but I'm gonna walk the planning commission through kind of the letter in general and let you know kind of how we think we got to this point, and then when it comes to the specifics around maybe some of the waivers that we are requesting, I think it would be maybe prudent at that point to turn it over to the engineer for the project.

So what we see on the first uh page of the Gannett Fleming letter towards the bottom are uh some items where the applicant appeared before the zoning hearing board back in October and obtained relief.

Uh the first being a partial waiver for stormwater uh pre-treatment prior to infiltration.

The second waiver is um, as the planning commission remembers, we are proposing a green roof as part of this project.

At the last meeting, the planning commission asked us to expand that green roof.

We believe in in significant fashion and have further revised it even still to now meet, which would be the third item here, increase that capacity to 24 hours.

So we're hoping that's going to satisfy that third item because we are going to be able to get that one year to be at or beyond 24 hours for the green roof.

But changes were made based on the recommendation of the planning commission.

I think specifically Commissioner Gollis offered us some information on that, and I believe we've we've gone a long way in that regard.

I I think with respect to that condition, we're asking for a waiver, obviously.

This type of development, this type of more, I think one of my one of my consultants noted this is an urban development attempting to match a suburban ordnance.

So in this condition where we have North Wayne, it there's really no possible way for us to manage this stormwater in a way where you would have kind of an individual lot with excessive green space.
