I pledge allegiance to the flag of the United States of America and to the Republic for which it stands on the issue of the individual liberty justice for okay.

0:16

A couple things tonight.

0:17

We're in a little bit of a squeeze here.

0:19

We have to end this meeting tonight at 7 15, so we're gonna kind of rush through it a little bit.

0:23

Uh another thing is if for people who have been here before you notice the table's gone.

0:28

All the plans are on a some uh are on the computer.

0:31

Ian's got it in the back there, so he'll show it on the screen.

0:35

But if you have a thumb drive and you want to use it, you can use it.

0:38

All right, and uh just make sure to speak loudly and uh keep in mind these meetings are televised, so um let us know who you are and and what you represent, business you represent.

0:50

So one bit of business for our board.

0:53

Is everybody had a chance to check out last month's uh minutes?

0:56

Yep.

0:57

Somebody make want to make them a move.

0:59

Move to approve.

1:00

Okay, great.

1:01

Second.

1:01

Okay, all in favor?

1:02

Aye.

1:03

Okay, great.

1:04

All right, so let's get started.

1:06

First application of tonight is DRB 2026-19, the application of naturalists at 528 East Lancaster Avenue for a ground sign and a wall sign.

1:26

Yes.

1:28

Thank you.

1:30

All right, good evening, gentlemen.

1:31

My name is Lars Weborg.

1:32

I'm the owner of image 360 of the main line.

1:34

We're here representing the the owner of Naturalis uh who is recently moved in to Radner.

1:41

They had been operating elsewhere, so they're up and running now, and they're eager to get their signage up.

1:46

So, what you see here as the as the image uh reflects, it's a two-quarter inch thick aluminum composite signs.

1:56

Um about six feet by one foot here on the outside monument.

2:00

Now on this image, I have got an updated image here that shows the sign a little higher on the monument, so it's not quite so low as it is in this image.

2:09

Uh and then similarly on the second one here, we're doing it up high.

2:13

Um we we can place it up a little bit right now.

2:16

It's about 15 feet, or we can go up to this area up here so we don't have to trim back this tree.

2:21

We we were under the impression that we had to do it a little bit lower.

2:24

Um, but um this isn't very reflective of where it can go, can go up a little higher so that it's sort of centered between the windows where the pen medicine lettering is today.

2:34

Okay, so Lars, the uh township code requires signage not be higher than 15 feet from grade.

2:41

So on that wall sign, we need to make it make sure it's no higher than 15 feet.

2:45

No higher than 15, you got it.

2:46

Right.

2:47

So sign itself you guys like.

2:51

Yeah, it's fine.

2:52

I think it looks good.

2:53

So okay.

2:54

So as long as you meet that criteria, we we should be good on that.

2:57

So higher than 15?

2:58

No higher than 15.

2:59

That's your max.

3:00

Easy.

3:01

Okay, yeah, from the top, as you're from the top.

3:03

Yep.

3:04

All right.

3:05

And uh yours.

3:07

You're you're actually I hate to tell you if you combine your real sign and the sign you're bringing in tonight, you're 51 square feet.

3:16

You're over your square footage requirement by a foot.

3:19

So you need to shrink it down just a hair.

3:22

So the combined sign with real and naturalists have to be 50 or lower.

3:29

So just shrink it a little bit.

3:31

Shrink it by a foot?

Design Review Board Meeting – May 13, 2026

The Radnor Township Design Review Board convened on Wednesday, May 13, 2026, at 6:00 PM in the Radnorshire Room. Due to scheduling constraints, the meeting concluded by 7:15 PM. The board reviewed eight applications, approving most with conditions and referring one to the Zoning Hearing Board.

Consent Calendar

  • Approval of Minutes: The board unanimously approved the minutes from the April 8, 2026 meeting.

Discussion Items

  • DRB 2026-19 – Naturalis (528 E Lancaster Ave): Applicant Lars Weborg (Image 360) presented a ground sign and wall sign for a new business. The board required the wall sign to be no higher than 15 feet from grade and the combined square footage of the existing Real sign and new Naturalis wall sign to be no greater than 50 square feet (currently 51). The application received conditional approval pending resubmission of revised plans.
  • DRB 2026-21 – Citizens Bank (363 W Lancaster Ave): Architect Christie Rothman and bank representative Anthony Payone presented exterior renovations including brick painting, new storefront, ramp reconfiguration, parapet extension with wood-look cladding, and LED lighting. The board unanimously approved the exterior renovations.
  • DRB 2026-20 – Citizens Bank Signage (363 W Lancaster Ave): Pete Hatcher presented a comprehensive signage package including a monument sign, directional signs, wall signs, and ATM signage. The board conditioned that all wall signs be no higher than 15 feet from grade and that the monument and directional signs be at least 10 feet from the cartway. Signs five, eight, and fifteen (wall/instructional) received conditional approval subject to those height requirements; the remaining signs were approved.
  • DRB 2026-22 – Exit 13 (910 Conestoga Rd): Luciano T. Felice presented screens for the pergola, river rocks, and planters. The board approved the screens and river rocks but recommended consulting the County Health Department regarding the planters due to potential rodent issues. The motion to approve included that recommendation; the planters were not approved as part of the motion.
  • DRB 2026-23 – Villanova Coins & Currency (4 Louella Ct): Owner Mark Klotzbach proposed replacing the existing awning lettering with his business name using the same aluminum frame and dimensions. The board confirmed clearance meets code and unanimously approved the awning.
  • DRB 2026-24 – Villanova/Cabrini Exterior Renovations (610 King of Prussia Rd): Rob Duke presented painting and repairs for Montefalco Hall, matching the color scheme previously approved for Kasha Hall. The board unanimously approved the scope of work including stucco and wood trim repair and painting.
  • DRB 2026-25 – Villanova/Cabrini Athletic Court Lighting (610 King of Prussia Rd): Carrie McMandle proposed adding three new LED light fixtures on poles and upgrading four existing fixtures. The board approved installation of new lighting with minimal light spillage.
  • DRB 2026-26 – Radnor Crossing Apartments EV Charging Stations (284 Iven Ave): Matt Heg (EnviroSpark) presented four new EV charging stations with pedestals, decals, and signage. Board members raised concerns about the proliferation of commercial EV charging stations, inconsistent aesthetics, and loss of parking spaces. After discussion, the board voted to refer the application to the Zoning Hearing Board for further review.
