For which it stands one nation under God Liberty Justice for all.

0:09

Great.

0:11

Next to the agenda is the approval of the meeting minutes from the last meeting.

0:15

Do I have a motion to approve?

0:17

Motion to approve.

0:19

Second.

0:20

All in favor.

0:21

Aye.

0:22

Motion carries.

0:23

Okay.

0:24

And now we can get into the applications for board review.

0:27

First, we have HARB 2026-09, 401 Woodland AV, adding dormers to the third floor.

0:34

If you'd like to present, uh focusing on the exterior renovation.

0:38

Yeah, sure.

0:39

Good evening, everyone.

0:40

My name's Hume Nashdawi.

0:42

Uh with my wife on 401 Woodland AV.

0:46

As you can see, relatively light changes.

0:49

It's adding uh a two-window dormer to the I guess that's the southwest uh front facing and a one-window dormer to the uh on the other side of the house.

1:03

Um it's a round-end house.

1:05

I think there are seven or eight other examples in North Wayne of a similar uh home, one directly diagonal from us, added dormers similarly, and uh another one diagonal the other way from them, did the same, and uh it just makes the third floor much more functional uh for us.

1:23

So um happy to answer any questions, but that's really all we had.

1:32

So I have questions about the materials you're gonna use.

1:34

Are you gonna be matching like the roof?

1:38

Okay.

1:39

Yeah, we're gonna be uh for the side it's cedar in the front.

1:42

We did a previous edition where we used cedar-looking hardy board.

1:47

Um but we think because uh of where it is, it's the original part of the house with the original cedar, we would just use the same cedar and um and paint it to match.

1:59

Uh as far as the roof goes, because of the slope, we have an asphalt shingle roof.

2:04

Yeah, we may be using a copper roof just because of the slope on the dormers.

2:10

Okay.

2:10

Um to be determined by the architect and and the contractors we've spoken with thus far have both advised metal and likely copper.

2:19

Okay, thank you.

2:20

Okay.

2:22

Um and then how did you decide on the sort of ultimate, I guess, dormer shape?

2:27

Yeah.

2:28

Um, yeah, we uh together with our architect, I think you see on the plans, Pat McDonough.

2:33

He was previously with Period Architecture and and um recently went out on his own.

2:38

He designed the addition that we have on our house and the renovation in the back.

2:42

Um he's a huge fan of William Price and and tried to match um the shape to the extent possible of what it would have looked like had it been original.

2:52

Okay, great.

2:55

Okay.

2:55

Any other questions?

2:56

No, thank you.

2:57

Okay.

2:57

Do I have a motion for a certificate of appropriateness?

2:59

Motion for certificate of appropriateness.

3:02

Second.

3:03

All those in favor say aye.

3:04

Aye.

3:05

Aye.

3:05

Motion carries.

3:06

Congrats.

3:07

Thank you all.

3:07

Of course, thank you.

3:11

Okay.

3:12

Uh next on the agenda we have Harb 2026-10, 208 Bloomingdale Avenue, and close the existing front porch.

3:22

Hi, I'm Don Eckard.

3:28

Next.

3:33

Uh Didi and I are the co-owners of this house, two way Blueendale.

Radnor Township Historical & Architectural Review Board Meeting - June 3, 2026

The Radnor Township Historical & Architectural Review Board (HARB) met on Wednesday, June 3, 2026 at 6:30 PM in the Radnorshire Room to review three applications for certificates of appropriateness. The meeting began with the Pledge of Allegiance and approval of the previous meeting's minutes.

Consent Calendar

  • Approval of Meeting Minutes (May 6, 2026): The board unanimously approved the minutes of the May 6, 2026 meeting.

Public Comments & Testimony

No separate public comment period was held. The following applicants presented their proposals and answered board questions during the review of applications.

Applications for Board Review

HARB 2026-09: 401 Woodland Ave – Add dormers to third floor

  • Applicant: Hume Nashdawi presented a proposal to add a two-window dormer on the southwest front-facing roof and a one-window dormer on the opposite side of the round-end house.
  • Discussion: The applicant stated there are seven or eight similar homes in North Wayne with similar additions. Materials would be cedar siding to match the original and a copper roof due to slope. The architect, Pat McDonough, designed the dormers to match the William Price style.
  • Outcome: The board moved and unanimously approved a certificate of appropriateness.

HARB 2026-10: 208 Bloomingdale Ave – Enclose existing front porch

  • Applicant: Don Eckard, co-owner and retired carpenter, presented DIY plans to enclose the porch with double-hung vinyl windows on a knee wall, with storm doors (Larson) for the front entry.
  • Discussion: Board members discussed window grid patterns, the height of the sill on the double doors, and consistency with existing architecture. The applicant agreed to raise the sill of the storm doors to match the knee wall panel height on adjacent windows.
  • Outcome: The board moved and unanimously approved a certificate of appropriateness with the condition that the double doors' windows have a lower sill similar to the surrounding knee wall windows.

HARB 2026-11: 401 Audubon Ave – Renovations and additions to home and carriage house

  • Applicant: Tim Lucci of Peters Roman Architects presented for a project previously approved but with an expired certificate. The plan includes removing a previous rear addition, adding a second story on the east side matching the original architecture, a three-car garage with family entry, a kitchen, a swimming pool, and converting the carriage house to a pool house.
  • Discussion: The carriage house changes (adding dormers on the second floor) were not part of the current application. The board suggested approving the main house and submitting a separate application for the carriage house at the July meeting. Board members commended the design for minimizing street impact.
  • Outcome: The board moved and unanimously approved a certificate of appropriateness for the main house only. The applicant will return for carriage house approval.

Key Outcomes

  • The board approved certificates of appropriateness for:
    • 401 Woodland Ave (dormers)
    • 208 Bloomingdale Ave (porch enclosure) with condition on door sill height
    • 401 Audubon Ave (main house renovations) – carriage house deferred to next meeting.
  • The next HARB meeting is scheduled for July 1, 2026 at 6:30 PM, with applications due by June 16, 2026.
  • The meeting adjourned after the conclusion of business.
