The Radnor Township Historical & Architectural Review Board met on Wednesday, July 1, 2026 at 6:30 PM in the Radnorshire Room. The board reviewed five applications for certificates of appropriateness, all of which were approved unanimously. The meeting included approval of the June 3, 2026 meeting minutes and adjournment.

Approval of Minutes (June 3, 2026)
- The board approved the meeting minutes from June 3, 2026 by unanimous voice vote.
HARB 2026-12: 401 Audubon Ave, Wayne – Renovation of Carriage House with Addition and Shed Dormers
- The applicant presented plans to gut-renovate the existing carriage house (footprint unchanged) and add six shed dormers (four visible from the street). Dormers are low-profile and below the roof ridge. Exterior materials (wood windows, wood clapboard siding, historic sills) will match the existing building. Existing hayloft doors will be replaced with bifold glass doors. The board granted a certificate of appropriateness unanimously.
HARB 2026-13: 303 S Wayne Ave, Wayne – Install Louvered Pergola over Existing Patio
- Owner Jeff Smolen proposed a metal pergola in the same location as a previously approved wood trellis, with slightly larger dimensions and metal material for durability. The pergola is located behind the house and not visible from the street. The board granted a certificate of appropriateness unanimously.
HARB 2026-14: 120 Bloomingdale Ave, Wayne – Enclose Portion of Rear Side Porch
- Owner Matt Lombardi plans to enclose a rear-porch section to expand the kitchen. The addition will feature two dual-gang windows with shallow arches and putty-finish trim to match existing windows. The board discussed that if window configuration changes (e.g., to single gang), the applicant must return for approval. The motion included specific conditions repeating the shallow arch and lintel details. Certificate of appropriateness granted unanimously.
HARB 2026-15: 225 Lansdowne Ave, Wayne – Addition and Renovation to Rear of House
- Project architect Sarah Owens described a kitchen and mudroom addition at the rear, not visible from the street. Work includes extending an existing bump-out, removing a non-functional chimney, adding sliding glass doors (Marvin clad), new windows, and reconfiguring the rear entry. Materials match existing siding and roof details (exposed rafter tails). The board granted a certificate of appropriateness unanimously.
HARB 2026-16: 234 Lenoir Ave, Wayne – New Dormers, New Windows, Modify Wood Framing, Siding and Roof
- Contractor Patrick Bradley proposed a rear-side dormer to add a bedroom. The dormer is set back from the roof plane and not visible from the street. Siding will be cedar, windows with SDL grid in bone white. The roof was originally specified as dark bronze metal; the board noted that an asphalt shingle to match existing would also be acceptable but found metal appropriate since it is not visible. The dormer will align with the existing wall plane. Certificate of appropriateness granted unanimously.

An architectural review board for Wednesday July 1st. First on the agenda is a call to order. Call to order. Next is the Pledge of Allegiance. Please join me. I pledge allegiance to the flag of the United States of America and to the Republic for which it stands. One nation under God, indivisible with liberty, no justice for all. Great. Next is the approval of meeting minutes. Do I have a motion for approval? Motion to approve. Any seconds? So seconded. All in favor? Aye. Aye. Approved. Okay. And we can get into the applications for board review. So tonight we do have quite a packed agenda. We have five applications. Normally we have one to two. So for all those presenting, if you could just kind of keep the presentation succinct, uh focus only on kind of the aspects of the project, the changes that are visible from the exterior. We have no sort of purview or we make no determinations about what's going on inside the house. So with that note, uh let's start with HARB 2026-12, 401 Audubon Audubon Avenue, uh renovation of the carriage house with addition and dormers. For the record. As you know, we presented the main house last month. Uh this today we're just presenting the carriage house. So on the existing site plan, it's the sort of rectangles up in the far left corner. That footprint in that building is not changing its footprint at all. Um what we're doing to that particular building is doing an interior gut of that, and then we're adding dormers on the second floor, which is the only visible thing you'll see from the street. Um I could show you that. So, well, that's the building there. As you can see, it's the same footprint. Um the second floor is in the roof line exists. So we're adding this these two dormers in the back, and then these two dormers in the front, along with these two that um over the portico share. All the dormers will be shed dormers to try to keep them a low profile, they're all below the roof. Um they're fairly sort of smaller windows to try to limit um the impact it has on the on the building itself. Building sits pretty far back from the street, so your view uh is a two dormers on the the street facing um facade, which is up on the upper right, those two dormers, and then the two over the portico share, and then the carriage house doors that are uh existing, which are just sliders. That room is gonna be conditioned now, so we're putting like sort of bifold doors in there with a little more glass in them. Um these this is the um left and right sides with the door with the shed dormers, and then this would be a the existing street view from the front, and this is a rendering of that same view with the four dormers that you'd be able to see from the street and the carriage door replaced with glass that is the oblique from the from the left front, and that is the two shed dormers that you see from that side with the addition in the back, the main house edition. That again is this existing street view, and then this is that same sort of view in our rendering on the street. That's it. What we have okay, thank you. Um materials are gonna be the same as existing, so the wood windows, submit simulated divided by windows, uh wood clabber siding for all the dormers, wood, historic sill, uh, wood casing, and I think that's the only materials. They're gonna re-clad the building, but they're gonna re clad it all in wood to match existing. Okay. What were the new doors? The doors on the first level, the carriage house, the existing carriage house doors that are sliders now. The carriage house, the existing carriage house doors that are sliders now.
