Good evening, Mr. Chairman, members of the board. Michelle Castilla, planner with the city of Rio Rancho. This item is a request for approval of a variance to the R4 single family residential 15-foot rear setback requirement as outlined in the rear rancho municipal code, section 154.50 in order to construct a shed at the property legally described as Cotazon at Cabazon block 6, lot 10. Subject property is located on a private road at the Cotazonic Cabezone subdivision off of Cabazon Boulevard Southeast, a minor arterial road.2 acres. It's zoned R for single family residential per ordinance number three, enactment 5-3, and it's located within the Cabazon Community's Master Plan. The applicant is requesting to build a 384 square foot shed five feet away from the rear property line, which will be encroaching 10 feet into the 15-foot rear setback. There's also a 10-foot public utility easement along the rear side of the property line. Staff recommends the planning and zoning board find that the lot is not irregular in shape, narrow, shallow, or steep, and does not have exceptional physical condition.
