The property is situated on South 29th Street SE, a residential road off Southern Boulevard SE. The existing NC zoning was originally CMU (Commercial Mixed Use) but was reclassified in 2013. The proposal complies with the Golf Course Quarter Plan, including a building height of 30 feet 2 inches (max 32 feet) and landscaping of 13,353 square feet (exceeding the minimum). Staff found the request consistent with the comprehensive plan, particularly parks and recreation goals. The board asked no questions.
