This item is a request for a zone map amendment from NC neighborhood commercial to SU special use for NC neighborhood commercial uses and an indoor soccer facility for the property legally described as unit 16 block BB, lot 17A, 18A, and 20A through 24A.

The subject property is approximately 1.91 acres combined, located on South 29th Street Southeast, a residential road off of Southern Boulevard Southeast, a principal arterial.

It is currently zone NC neighborhood commercial per ordinance number 25, enactment number 8-27, and ordinance number 33, enactment number 99-31.

The existing ordinance zoned the property as CMU commercial mixed use.

However, in 2013, under ordinance number four, enactment number 13-3.

Properties zoned CMU were amended to NC neighborhood commercial.

It is within the golf course quarter plan as well, which is which purpose is to help guide and manage future development along the golf course uh business arterial.

The application presented as an attachment meets the minimum submitable requirements for the proposed zoning request and the justification adequately addresses the policies and criterion for zone map change per the RIA Ranchary Municipal Code Chapter 150.07.

Specifically, staff recommends that the board finds that the proposed amendment will maintain all existing permissive and conditional uses on subject property while adding the indoor soccer facility use.

The maintenance of these existing uses along with the additional use will be consistent with the existing conditions of the welfare of the area while adding a use that it may satisfy a recreational need for the community, furthering the goals and policies of the comprehensive plan, particularly the parks and recreation elements.

The building is 30 feet two inches in height, which is in compliance with the maximum allowable height of 32 feet listed in the golf course quarter plan.
