We have a new member of our commission, Tiffany. If you wanted to introduce yourself. Hi, I'm Tiffany Simper. I am the interim development services engineer for Bear County. Glad to meet you all, and this is my first one, so bear with me. All right. Very good. Welcome aboard. Glad to have you. We have a couple items on the agenda. We'll start with agenda item number one, please. Chair, there's no public comment. Thank you. Good afternoon. I'm Valerie Rodriguez, senior planner with the policy administration team. Item number one is going to be discussion and possible action on SCP HCP application for QT South LLC. This project is located at the northeast corner of Loop 1604 North and Military Drive. The project consists of 3.76 acres and is located within Council District 6. The owner is QT South LLC and the consultant is APAX Companies LLC. QT South LLC is considering the future development of the project area. As such, the applicant wishes to enroll in the SCP-HCP to mitigate impacts to the SCP-HCP covered species from the development activities. The project area includes zero acres of golden cheek warbler GCW habitat within the project area and zero acres of GCW habitat within 300 feet of the project area. The project area will require a total of zero GCW conservation credits. The project area does not have any black capped various BCV habitat and will not require any BCV conservation credits. Project area is located over CARC Zone 1. A total of 3.76 acres occurs within CARCE 1, and the project area is not located within any critical habitat units, nor is it within 750 feet of an occupied feature. Participation in the SCP HCP for this application will require the following car zone one and two participation fee of $3,760 and a plan administration fee of $376.
