Can we get the Spanish English interpreter, please? Good afternoon. Buenas tardes a todos. Thank you. All right. Today we're going to have two agendas. We're going to have the consent agenda. Uh cases on the combined hearing, case on the consent agenda or cases where uh staff recommends approval. The planning commission does not require further detailed discussion, and no one in the audience is signed up to speak on the item. Cases on the consent agenda will be right into the record in one uniform motion. The next agenda is an individual hearing agenda. Those cases will be heard individually. And that's it. So today we have on consent everything except items four and six. That's correct. On individual is the balance of the agenda except for items five and seven, which have been withdrawn. Correct. And it should be noted Commissioner Bustamante is recusing from items five, seven, and nine, and will leave the room for the consent agenda.
