Item number 14 is a request for approval of a resolution to amend the North Central Community Plan from neighborhood commercial to regional commercial located at 1315 Basi Road.

The proposed plan amendment from neighborhood commercial to regional commercial is requested to rezone the property from C2 commercial district to C3 general commercial district to allow for the development for auto motor vehicle sales.

The proposed regional commercial land use is inconsistent with the surrounding properties.

The surrounding land use classifications are neighborhood commercial, low density, residential, and community commercial, which are intended to support low-intensity commercial and low density residential uses.

The proposed regional commercial classification would allow for more intensive uses than what is typical for the area and is inconsistent with the established locational criteria for regional centers.

During the zoning commission meet and held yesterday, April 7th, the applicant amended her request to C2 CD commercial district with a conditional use for automotor vehicle sales rather than the C3 general commercial district.

The amended zoning request of C2CD better aligns with the community commercial land use classification in a North Central Community Plan.

As such, staff supports an amendment from neighborhood commercial to community commercial instead.

The existing structure that's there, that's what you're going to use as far as the office.

Yes, it's it's a small office building, so we just knock down one of the walls inside to make it look like a bigger office, and um and we would be housing the vehicles in the back so that people can park in the front.

We knocked down the entire fence on the one of the sides, and she wants to do Cypress trees right there, so that would, you know, kind of help a little bit with the water running down because the um it'll be running like the the way the building is made instead of the water running towards the building and towards the sides, so the water would run towards the cypress trees that she wants to put on there.

Could I ask for staff to take a look at that and see if the impervious cover was increased beyond what might be allowed for a property and whether or not a permit was pulled to make that modification?
