Cynthia Spielman (speaking for Beacon Hill Area Neighborhood Association) thanked the applicant for working with the neighborhood. She stated that the neighborhood voted unanimously against the original MF25 proposal but unanimously supported allowing one additional unit (RM4). She noted the original proposal would have demolished a building in good shape.

Discussion Items

Item 3 (1108 West Woodlawn Avenue): Request to rezone from R6 CD (conditional use for three dwelling units) to MF25 (low-density multifamily), which would allow up to six units. Staff recommended denial, noting that MF25 would double density and be out of character with the surrounding duplexes, triplexes, and quadplexes. Staff offered an alternative recommendation of RM4 (up to four units) or R4 CD. The applicant, Jonathan Vasquez, amended the request to RM4.
