Public Comments & Testimony

  • Item 2 (4400 block of Nieto Drive – proposed C2 zoning):
    • Joe Most (10762 Giaconi Dr) spoke in opposition, citing safety concerns for nearby homes and a future charter school. He argued that C2 uses (e.g., oil change stations) would endanger children walking to school and that commercial uses adjacent to residential create conflicts.
    • Amelia Peacock (2807 Millican Dr, president of Paloma community) opposed the request, emphasizing the cumulative impact of incremental commercial development near established homes and a future school. She questioned why unrestricted C2 zoning was requested instead of a more tailored, buffered approach, and noted infrastructure strains (narrow roads, drainage, traffic). She respectfully asked for denial or a more limited zoning.

Discussion Items

  • Continuance to October 6, 2026 – Item 4 (5612 Monterey St): The commission voted unanimously (11–0) to grant a three‑week continuance as requested by the applicant. No public comment.
  • Continuance to October 20, 2026 – Items 2 and 3: Commissioner Pana moved, seconded by Commissioner Huey, to continue both items. Public testimony was heard (see above).
