Uh hi, my name is Al Del Mastro.

And I'm a small moment in the community.

I own a couple small duplexes in the Claremont area.

I'd like to see if we could have um uh in the Bill AB 1033 that existing and existing duplexes could be included in that where they could be single family homes to people.

What's stopping that from happening right now is that you have um the area from the back of the sidewalk to the front of the garage is 20 feet, but by law in San Diego, it needs to be 35 feet for the conversion.

I know with the ADUs, they don't even need a parking spot.

There's about 2,000 uh um duplexes in Claremont.

That could open up a lot of homes for a lot of people.

And the people that rent for me are just beautiful people.

The the real game changer for me would be if if I could be incentivized by what would happen is um they'd let me uh carry paper for these people.

I could put them in there right away.

They don't have to worry about a high interest loan.

I can make it a point lower.

I could put them in there, give them a 10-year loan, uh interest only for 10 years, and they would be able to live there at the rent level that they're paying now, not counting insurances and taxes.

But I could do that for them because I'd rather sell it to them to than a developer, to be honest with you guys.

I'd rather have the home ownership than renting.

And uh if we could work together somehow and help these people, I only ask for myself.

This is what my thing would be is I'd like to have an incentive.

Maybe I don't pay state tax on that money.

Right now, if I sell anything, I'm gonna pay 50%.
