I'm Supervisor Connie Chen, Chair of the Committee.

Shortly we will be joined by Vice Chair Rafael Mendelman and currently we have Supervisor Mirna Malgar.

And as a reminder for the public, um, for the items to on today's agenda, items four through eleven, all have the budget and legislative analyst report.

So for those items, we'll go to the city department, then the budget and legit budget and legislative analyst report, then we will go to public comments.

Yes, item number one is a resolution approving and authorizing the director of property on behalf of the public library to execute the lease of real property located at 950 Grant Avenue with JQ Properties LP had a base rent of 168,000 per year with a 10.5,000 annual increase in the second lease year, commencing upon substantial completion of tenant improvements following approval of this resolution and expiring 30 months later, and a one-year option to extend cancelable upon 90 days' notice, authorizing the director property to execute documents and make certain modifications and take certain actions in furtherance of the lease and this resolution as defined and authorizing the director to enter into any additions, uh amendments or other modifications to the lease that do not materially increase the obligations nor liabilities to the city uh to effectuate the purposes of the lease or this resolution.

And today we have uh real estate division.

Good morning, Chair Chan, Supervisor Melgar, uh Andriko Pinick, Director of Real Estate.

Uh I'm before you this morning, uh seeking your positive recommendation on a lease at 950 Grant Street with JQ Properties LP on behalf of the public library for a temporary library branch.

I have a brief PowerPoint presentation.

The city-owned Hymar library, visited by more than 130,000 patrons annually, is scheduled to undergo a $37 million restoration, repair, and renovation project.

Beginning in early 2025, the branch will be closed for approximately 20 to 30 months.

To maintain continuity of library services and programming, the real estate division negotiated a uh temporary branch library at 950 Grant Street.

Located approximately two bucks from the existing library.

This location provides uh convenience to both the patrons and library staff.

As a public use, the planning commission authorized the conditional use of this site at its July 18th meeting.

The terms of this agreement are fairly straightforward.

The premises is approximately 4200 square feet.

The initial term is 30 months.

There's an extension option of one year, cancelable uh at any point upon 90 days notice.

This option allows for us to time the lease expiration with the anticipated branch reopening.

The rent starts at 168,000 annually or 40 dollars per square foot, and increases in the second year by 10,500 to 1785, and increases in the last six months by additional uh 1200.

The existing uh exiles accessibility improvements include an entry ramp, a lift to the mezzanine level 88 compliant restrooms, plus there will be additional improvements, including demolition, kitchen installation, power throughout the premises, all to be provided at landlord's cost.

Do we know uh approximately the for those uh improvements and renovation at the landlord's cost?

Do we know approximately how much actually is no, that's not yet been determined.

Uh when when will it be determined?

Uh we have to do some space planning with the landlord, uh, which we will do at uh if this lease is approved uh to further refine the space plan in the budget so the lease though is going to start exactly when upon approval uh of the board of supervisors and mayor.

So as soon as we approve this lease, then you're gonna start planning about the demolition and the improvements on site.

Uh I've been informed that we are in planning uh with the landlord um about the space plans, but they have not yet been finalized.
