Agenda item one is an ordinance amending the planning code to create the Wawona Street and 45th Avenue Cultural Center Special Use District to facilitate the redevelopment of a cultural center, amending the zoning map to show the Wawona Street and 45th Avenue Cultural Center Special Use District, amending the local coastal program to add the Wawona Street and 45th Avenue Cultural Center Special Use District, subject to certification by the Coastal Commission and affirming the planning department's sequel determination and the appropriate findings in the planning code.

The items for you today will preserve uh help preserve a key component of San Francisco's history and will facilitate facilitate the development of a state of art community facility for San Francisco's Irish population and larger community.

Having served the community for more than 45 years, the United Irish Cultural Center is looking to expand the existing community facilities' needs.

Uh use opportunities, job opportunities, and business opportunities.

As one of the few community facilities on the west side of the city, the new and improved community facility will continue to serve as a center that enhances the lives of the community members by providing a space for informal activities and programs related to recreation, education, civic concerns for all ages.

Designed with an eye on reflecting the history and aspirations of the Irish community.

The proposed six-story over basement mixed use building will incorporate elements of the Irish culture and contain public and private community facilities, restaurant, bar, office, nighttime entertainment, and instructional uses.

Specifically, the building will include nonprofit office space, classrooms, a child children's playroom, an aquatic center, a gym, a youth basketball court, art gallery, banquet space, library, a screening theater, cafes, and restaurants, and pub.

The proposal will also help beautify the immediate public right-of-way and increase the accessibility with for new pedestrians within the walkways with new 88 curb ramps, 88 passenger loading zones, street trees, and bicycle parkings.

In order to facilitate the re to facilitate redevelopment of the Irish Culture Center, the special use district will principally permit uh general office institutional uses, retail sales and service, wireless communication facilities, nighttime entertainment at all floors.

It will also reduce the transportation demand management requirement to 30% of the otherwise required target point, uh, remove controls related to the development of large lots and non-residential uses, authorized conditional use exemptions from the planning code, requirements for floor area, rear yard and bulk.
