Agenda item number one is an ordinance amending the planning code to conditionally permit vehicle storage lots in the residential enclave mixed and western Soma mixed use general districts and to update citations and cross-references in the text and tables of specified mixed-use districts.

Amending the zoning map to rezone 135 Kisling from residential enclave to residential enclave mixed, affirming the planning department's determination under CEQA, making findings of consistency with the general plan and the eight priority policies of planning code section 1.1 and findings of public convenience necessity or welfare pursuant to planning code section 302.

Uh, I gave a presentation last week on the substance of the policy, but one thing to follow up on was uh I had had conversations with President Peskin over the last week, and what we've decided to do to address some of his concerns is to duplicate today's file and then continue that to the call of the chair while his amendments are uh being finalized, and then we'll still send this original file today forward as a committee report.

Uh the rezoning legislation before you today is uh necessary to complete their renovation of their existing auto repair operation at 12th and Howard Streets almost the entirety of the block.

Just a quick overview.

Um, the lot currently uh stores vehicles that are going to be serviced at the site, as well as overflow vehicles from the dealerships a couple blocks down on South Fam Ness.

Um this project with the stackers has been previously approved, as well as rezoning legislation associated with that approved by the Board of Supervisors.

Uh because of rezonings in the meantime, it's now become a not uh vehicle storage and not permitted use.

So this is basically uh we're trying to pursue a project that was approved several years ago to allow this uh PDR operation that's been in existence for four years uh to continue operating.

It's particularly important right now due to all of the development of the area, the nearby parking garage, their lease with that uh that building is going to expire in August, and they don't have the option to extend from that owner.

So this is particularly important at this moment.

Um, and as you know, it also includes now the warehouse building across uh Kisling Street, which is uh currently an unused warehouse, and we would be using that for auto repair uh and vehicle storage.

San Francisco Land Use and Transportation Committee Meeting - July 8, 2024

The Land Use and Transportation Committee of the San Francisco Board of Supervisors met on July 8, 2024, to consider several items, including a rezoning for vehicle storage, acceptance of two Mission Bay parks, and the Stonestown Development Project.
