The Planning Director Hearing, presided over by Hearing Officer Ruth Cueto on behalf of the Director of Planning, Building and Code Enforcement, convened on June 6, 2025. Public Hearing Item 4A – Banquet Facility at 1912 Camden Avenue

Public Hearing Item 4B – Tree Removal Permit at 7111 Echo Loop
Applicant: Ali (owner) Proposal: Removal of two ordinance-sized native oak trees (123 and 135 inches in circumference) from a 0.54-acre vacant single-family lot to allow construction of a new home and retaining wall. Replacement: two 15-gallon oak trees in rear yard.

My name is Ruth Cueto, and I am the hearing officer for today's agenda on behalf of and delegated by the director of planning building and code enforcement, Christopher Burton. A special use permit to allow the construction of 36 residential townhome units, subject to state density bonus law and retaining walls up to seven feet in height, the demolition of four existing houses and three accessory structures, and the removal of 80 trees, including 36 ordinance sized trees on an approximately one and a half gross acre site. Vesting tentative map to combine three lots into one lot and allow a subdivision with up to 36 condominium unit lots. Units located at 2820, 2840, and 2848 Florence Avenue in Council District 5.
