Uh the the amount of the um purchase and installation is 81,810, which represents just about 10% of the total project build-out, and therefore they are requesting a waiver of your policy.

Uh yeah, so we have a um a we're looking for a turnkey uh wood framing um package.

That would be a supply install um panelized wood framing for the entire building.

Um, it's a rather large package, it's uh 5.6 million dollars.

Uh that represents about eight percent of the total budget for the project.

So what we did was uh again, a couple years have gone by through all this.

What we did was we were um putting this out, we put it out to um basically as a supply or an install, and then we got one supply number, one install number from local contractors.

Um we looked at the project as a whole, but like this needs to be like a turnkey thing.

We can't we can't have these two, but there's uh a BIM coordination effort that needs to happen.

There's an engineering effort, there's a whole lot of kind of uh coordination between the two that it's it's just a better fit if they put it together as far as the timeline is concerned.

Um so we worked really hard with the local guys.

We were um went down to the turnkey folks out of Pennsylvania, take a look took a look at their ops operation.

We actually like consulted with the local folks a little bit to see if like maybe they can do the same thing, kind of put these two together and see how they can make that work.

Um after about three or four months of that, it just kind of wasn't gonna work.

So we decided we think we need to go with these guys in Pennsylvania.

What did you come up with in terms of uh so the company out of Pennsylvania?

They uh they direct source all the material themselves, they build the panels themselves, they build the trusses themselves, they do all the engineering in-house, they do all the coordination, uh like the computer uh building modeling coordination in-house, and then they have their crew comes up from Pennsylvania and puts the whole thing together.

Is it interior walls or exterior?

It's interior, exterior, it's it's all of the wood framing for the job.

And to be to be clear, you had a local uh supplier materials, correct?

You had a local person who would do the installation, but you couldn't get the two of them together to do it.

I was trying to get them together to do like a turnkey together.

Um they they would work together, but the so with the company out of Pennsylvania, like I was saying, they do all the they build them themselves, they do all the engineering themselves, they do all the work, all like the upfront work themselves.

With with local folks, it would be it probably would have taken them about six or eight months to put all this together, whereas those guys it takes them like three months.

So we're gonna start building that like this winter, and they wouldn't be ready to start building it until like the spring or possibly even the summer.

There are cost savings that you realize as well.

So that was the conversation I was having with the local guys.

I said, you know, there's there's a tremendous opportunity for you if you want to build your business up to kind of do this, like start doing this direct from the mill and start, you know, hire your own engineers and kind of put this together.

You'll they'll be super competitive.

They'll soak up everything in secondary.

How would that conversation go?

It'll be interesting to see if they actually took up that amount.

They've already been thinking about doing it.

It's a it's a very big upfront cost investment for them to do that, like millions of dollars of investment.

So I I'm gonna continue to work with them, and I'm hoping they could pull together.

I really like the company, the local company.

Um, and I'm gonna hire them to do some other stuff, but uh yeah, I'm there for them if whatever they need to help kind of get that lined up, sure.
